In order to be compliant, rental properties must have the required number of safety switches, RCDs, power and lighting circuits. In some cases, the entire switchboard itself will need to be replaced with a newer more modern version to make the property compliant.
Recently we were called to a rental property in Applecross because a circuit was overheating in the switchboard. This was due to an incorrect fuse wire being put into a fuse holder, which is a common issue caused by someone using the wrong size fuse wire. Each circuit on a modern switchboard has its own circuit breaker, correctly rated for the cable of the circuit, which prevents such problems arising.
Rather than simply upgrading this switchboard, we had to replace it because it contained asbestos. While at this property we also installed hardwired smoke alarms and upgraded the main earthing conductor, making the house fully compliant for rental purposes.
